Our Turn-Around Window: Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.

🛡️ Property Safety & Security
For your peace of mind and the safety of the estate, please note that the property is equipped with four exterior security cameras monitoring the front and back entrances. These are active 24/7 for security purposes only on this expansive lot. Your privacy is our priority—there are no cameras pointing toward any interior spaces, the hot tub, or private outdoor lounge areas.

🏊 Pool: Safety & Temperatures
Pool Safety: Children under 18 must have active adult supervision near the pool. No diving and strictly no glass in or around the pool area (high-quality plastic cups are provided). Guests assume 100% liability for pool safety.

Pool Heating (Maintained at 85°F): Please request heating 24 hours prior to arrival. In peak summer weather (June–August), heating is typically not required.

Warm Months (May – Sept): $180/day

Cooler Months (Oct – Apr): $250/day

Pool Chilling: If you prefer a crisp cold plunge experience during the hotter months, we can chill the pool for you. Please contact us prior to your stay to discuss details and custom rates.

Routine Pool Maintenance: Please note that professional pool service occurs weekly on Mondays and Thursdays between 8:00 AM and 2:00 PM.

🧖 The Hot Tub / Spa: Dos & Don'ts
Do: Take a quick shower before hopping in. This washes off lotions and sunscreens, keeping the water crystal clear.

Don't: Add soap, body wash, bath bombs, or oils of any kind. These instantly ruin the water chemistry and can burn out the spa’s heater and pumps. Any damage or specialized cleaning costs incurred due to soap misuse will be charged to the reservation.

🔥 Panoramic Barrel Sauna
Heating & Timer: The sauna is equipped with a timer that includes a delayed-start feature, allowing you to pre-heat it so it’s ready exactly when you want it.

Creating Steam: Use the provided bucket and ladle to gently pour water over the hot sauna stones.

Water Source (Crucial): Fill the bucket only from the dedicated hose bib located on the side of the house.

No Pool Water: Please never use pool water. The chlorine, salt, and chemicals in pool water will instantly corrode the heating elements, ruin the stones, and release harmful chemical vapors into the air. Any use of pool water will result in an automatic specialized cleaning and restoration fee.

🐾 Pet-Friendly Guidelines (Dogs Welcome)
We are happy to host your well-behaved pups!

Fees & Limits: We accommodate up to 2 dogs for a $150/pet fee per stay. Please disclose your pets at the time of booking. (Due to severe host allergies, we are strictly a dog-only home).

Keeping the Pool Clear: Pets must stay out of the pool. Dog hair instantly clogs our filtration system, which can cause costly emergency mechanical damage.

Protecting Your Pup: The desert is beautiful but rugged. Sharp cacti, thorns, and local wildlife can easily injure curious paws. Please keep your pets leashed and supervised while exploring the yard. Guests are entirely responsible for the safety of their pets.

🚽 Desert Plumbing & Septic System
This property runs on a sensitive septic system. To prevent plumbing emergencies during your stay, only toilet paper may be flushed. Trash cans are provided in every bathroom for all other items—including "flushable" wipes and hygiene products. If a plumbing blockage occurs due to system misuse, a $200 repair fee will be applied.

🚫 No-Smoking Policy
Smoking (including E-Cigarettes and vapes) is strictly prohibited inside the home or within 15 feet of exterior doors. Please smoke outside and safely dispose of all cigarettes in a plastic bag before placing them in the outdoor trash can. Violations of this policy will incur a $500 special cleaning and remediation fee.

👥 Parties, Events & Guest Policy
No Parties or Events: Gatherings that exceed the registered guest count are strictly prohibited.

Unregistered Guests: All visitors must be communicated to the host.

Extra Overnight Guests: Must be approved prior to arrival and will be billed at $50 per person, per night.

🦎 🐦 Meet the Neighbors (Wildlife)
The desert is wonderfully wild! We share this beautiful terrain with all kinds of native creatures, from lizards and roadrunners to the occasional insect, spider, or field mouse. Keep doors shut to make sure they don't wander inside. If a local critter gets a bit too close for comfort, just give us a shout—we’ll happily have them safely escorted back to the wild.

🛠️ Damaged or Broken Items
Accidents happen! If anything breaks, gets damaged, or stops working during your stay, please give us a quick heads-up. Letting us know early gives us the best chance to fix or replace the item for you and for the incoming guests. We truly appreciate your honesty and communication!

This property is located in the high desert, but is close to many low desert cities like Indio, Palm Springs, Desert Hot Springs, Indian Wells, La Quinta, Palm Desert, and Rancho Mirage. You are close to festivals like Coachella, Stagecoach, Head trip.

The low desert golf/tennis cities of Indian Wells, La Quinta, Palm Desert and Rancho Mirage are all a short drive away.
