MOA - The Moasis

Moasis is a bold, design-forward desert retreat set among Joshua trees on five acres in Yucca Valley. Built for six guests who enjoy spending time together, the home pairs a striking sunken conversation pit with an outdoor playground of poolside lounging, hot tub soaks, bocce, hammocks and a private desert bar. Here, a day at home can be every bit as good as a day exploring Joshua Tree.

Behind its dramatic black exterior, Moasis reveals a playful, thoughtfully designed home where architecture becomes part of the experience. Soaring ceilings, expansive windows and warm natural materials soften the home's modern lines, while deep green tile, sculptural lighting and cognac leather give the interiors a distinctive personality. The centerpiece is an unexpected sunken living room that invites everyone to gather rather than retreat to separate corners. Large openings frame the Joshua trees and mountains outside, keeping the desert in view even when you're indoors.

-Outdoor Amenities-
The grounds at Moasis feel like a collection of outdoor destinations, each offering a different way to enjoy the desert. Spend a warm afternoon stretched out beside the pool or cooling off on its shallow sun shelf, with Joshua trees and distant mountains filling the horizon. Nearby loungers and a wooden seating deck make it easy for everyone to find their favorite spot.

Follow the stepping-stone paths to the outdoor bar, a wood-lined gathering place with counter stools that feels made for mixing afternoon drinks. The hot tub sits nearby, while a separate dining area provides a setting for meals outdoors. Fire up the BBQ, challenge your friends to bocce or settle into one of the hammocks with a book.

As evening arrives, the property takes on a different character. The pathways glow, the desert colors deepen and the fire pit becomes a natural gathering place. With five acres to explore and several distinct places to unwind, there's little reason to rush back indoors.

-Living Area-
The sunken conversation pit is the heart of Moasis and one of its most memorable architectural features. Built-in cognac leather seating wraps around a low central table, creating an intimate gathering space beneath a sculptural chandelier. With generous cushions, warm wood detailing and desert-inspired accents, it feels equal parts modern lounge and comfortable living room.

This is where the group can reconnect over board games, spend an evening talking or settle in for a movie on the Smart TV. Books, speakers and thoughtfully chosen furnishings add to the room's relaxed atmosphere. Safety fencing surrounds the recessed seating area, a useful consideration for families traveling with children.

-Kitchen and Dining-
Moasis brings personality to the kitchen with natural wood cabinetry, a richly patterned green tile backsplash, open shelving and a dramatic dark waterfall island. Oversized woven pendants introduce warmth, while the generous counter space makes preparing meals together feel easy.

The kitchen includes a stove, oven, refrigerator, dishwasher, cookware, dining essentials and a coffee setup. Pull up a seat at the breakfast bar while someone prepares breakfast, or open the large patio doors to bring in the fresh desert air and mountain views.

When the weather calls for eating outside, take dinner to the outdoor dining area, with the grill and bar nearby for an evening spent moving between cooking, conversation and the open sky.

-Bedrooms and Bathrooms-
Moasis accommodates up to six guests across three thoughtfully styled bedrooms and two full bathrooms. Each bedroom has its own color palette and atmosphere, giving couples, friends or families a comfortable place to recharge.

The primary suite sits on the south side of the home, overlooking the backyard. Emerald green, black and warm beige create a rich, restful atmosphere, complemented by large windows, blackout curtains and a private ensuite bathroom.

On the north side, the king bedroom embraces softer clay tones and gentle natural light. Expansive desert views give the room an airy feeling, while its understated furnishings make it a peaceful place to retreat.

The centrally located queen bedroom has a warmer, more intimate character, with bedside lamplight, a carved wood panel above the bed and a large area rug. Its location and cozy styling make it particularly inviting for younger guests.

Both full bathrooms feature walk-in showers and distinctive tilework. One uses deep green tones for a moody, contemporary finish, while the other makes a statement with geometric black-and-white tile, a round woven mirror and warm natural textures.

Throughout the home, the contrast of clean modern architecture and tactile, earthy finishes makes Moasis feel considered without being overly formal. It's a place where guests can enjoy thoughtful design, spend entire afternoons outdoors and come together in spaces that make staying in part of the vacation.

-Surrounding Area-
Downtown Joshua Tree covers dinners and grocery runs, and the West Entrance to Joshua Tree National Park opens onto the park. Pioneertown, Pappy & Harriet's and the Red Dog Saloon make a good night out, and the lit paths lead you home.

The entire house and property are yours to enjoy!

Please note that the cabinets in the laundry room are locked, and the carport contains a locked storage container; neither is included with your stay.

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.

Please note that Moasis is in a remote location, and the final stretch to the home is on dirt roads, so please take it slow. The dirt roads are maintained, and a four-wheel drive car is not necessary, but please note that the dirt road conditions vary and may have bumps and ruts, particularly after rainstorms.

-Pool Heating Fee-
Should you wish to have the pool heated to 85 degrees, please notify us in advance of your arrival, as there will be a supplemental charge per day for this service due to high fuel costs in this area. If you'd like the pool heated for multiple days, we ask that days be consecutive to conserve energy, thank you! Pool heating is not usually necessary May through September. Please note that we will need at least 24 hours' notice to heat the pool.

► $250 per night

During the winter months, please be aware that colder outdoor temperatures may cause the pool to feel cooler than its maintained temperature of 85°F. We kindly ask that you ensure this temperature meets your comfort level before submitting a request, as refunds cannot be issued on this basis.

-Pool and Hot Tub Service-
The pool and hot tub are serviced Mondays and Thursdays, approximately between 9am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the house but will go directly through to the backyard.

-Wildlife & Safety-
The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.

-Security Camera-
For your security, there are two exterior cameras on the eaves of the home, facing the parking areas. There are no cameras inside the home or facing any private guest areas.

-Pool in Cooler Months-
Pool heating is not usually necessary in the summer. In winter, the high desert's colder temperatures may keep the pool from reaching or holding the temperature guests expect, and refunds cannot be issued because the water feels cooler than anticipated. Because this is a natural desert environment, wind, dust, insects and bits of plant material may occasionally enter the water between services.

-Hot Tub-
The hot tub is kept at approximately 104°F. All guests are required to shower before and after using the hot tub. Please do not allow pets in the hot tub, replace the cover after each use, and do not stand or sit on the cover. Plastic cups are provided; no glass is permitted in or around the pool and hot tub. If the hot tub is left in poor condition due to misuse, an additional cleaning or maintenance fee may be charged.

-Check-in and Check-out-
