Please note that Overlook JT is in a remote location, and the last mile to the home are dirt roads, so please take it slow. The dirt roads are maintained, and a four-wheel drive car is not necessary, but please note that the dirt road conditions vary and may have large bumps and ruts, particularly after rainstorms.
A personal vehicle is necessary; rideshare apps are not guaranteed in this area.
Please make sure to follow our directions to the house, as following GPS may take you on roads that are not maintained.
-Pool Heating Fee-
If you’d like the pool heated to 84°F, please let us know at least 24 hours before arrival. A daily fee applies due to high fuel costs. If heating for multiple days, days must be consecutive. Pool heating is usually not needed from May through September.

► October & April - $150/night
► November through March - $200/night
No fee to heat the hot tub!
-Pool Heating-
Only one of the pool or hot tub can heat at once. If you wish to use the hot tub while the pool is heating, just note that the pool heating will turn off while the hot tub heats. Once the hot tub is turned back off, the pool heating will resume.
-Hot Tub Heating-
Please note that because the hot tub is an in-ground hot tub, it is not heated constantly in order to conserve energy. It will take around 30 minutes to heat to 104 degrees from ambient temperature.
-Pool and Hot Tub Service-
The pool and hot tub are serviced Mondays and Thursdays, approximately between 11am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the house but will go directly through to the backyard.
-Fireplace-
Please note that the fireplace is an electric fireplace insert, not a wood or gas burning fireplace.
-Heating & Air Conditioning-
There is central heating and air conditioning in the main living areas, and ductless mini split heating and air conditioning in the primary and second bedrooms. The third bedroom (the bunk room) has a window unit for air conditioning. All rooms feel very comfortable in all seasons, we just wanted to make you aware of the various systems.
-Dogs-
We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $500. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. It was a great view from the venue! We could see the stars from the deck.
I had a wonderful stay and would definitely come back. The place was clean, comfortable, and exactly as described. The location was great, and everything I needed was provided. The host was friendly, responsive, and made the entire experience easy. I highly recommend staying here.
We had an amazing stay at Overlook JT! This is easily my favorite place I’ve ever stayed in Joshua Tree and the surrounding area. You can’t beat the beautiful, sweeping views, from the outdoor pool area.
